Once a rental agreement has been concluded, the booking is generally binding. This also applies if the agreement was not made in writing but, for example, verbally or through a binding booking confirmation. In tenancy law – unlike travel law – there is no automatic right to withdraw free of charge.

Under Section 537 of the German Civil Code (BGB), the tenant generally remains obliged to pay if they cannot use the rented accommodation for personal reasons. Early termination of the contract is therefore only possible if there is an important legal reason or an individual agreement is reached.

However, we always try to find a practical and fair solution. If we can re-let the accommodation for the booked period or part of it, the costs for the original tenant will be reduced accordingly. In some cases, they may be waived entirely.

Please therefore always contact us as early as possible as soon as it becomes foreseeable that you will not be able to use the accommodation as planned.

General cancellation fees

  • Up to 49 days before the start of the rental period: 10 % of the rental price
  • Up to 35 days before the start of the rental period: 30 % of the rental price
  • Up to 21 days before the start of the rental period: 60 % of the rental price
  • Up to 14 days before the start of the rental period: 90 % of the rental price
  • Up to 7 days before the start of the rental period: 100 % of the rental price

The decisive factor is the time at which your cancellation is received by us. Any possible re-letting will of course be taken into account.

General

The apartment furnishings must be treated with care during the rental period. Defects must be reported to the landlord immediately. Overnight stays by unregistered persons are not permitted. The landlord is not liable for valuables.

Quiet hours and noise avoidance

Avoidable noise in the apartment, house and courtyard must be avoided. Special consideration is required from 12:00 to 3:00 pm and from 10:00 pm to 7:00 am. On Sundays and public holidays, quiet hours apply all day.

Safety

Front doors, basement entrances and courtyard access points must be kept closed from 10:00 pm to 6:00 am. Escape routes must remain clear at all times. Before longer absences, electrical appliances must be switched off and doors and windows locked. Barbecuing with charcoal on balconies is not permitted. Highly flammable substances may not be stored in the apartment or in the building.

Cleaning

The house and property must be kept clean. Used dishes, pots and pans must be rinsed before departure and put away neatly.

Waste

Waste may only be disposed of in the designated containers. Hazardous waste and bulky waste do not belong in the household waste bins. Waste must be separated in accordance with official regulations. Food leftovers must be disposed of before departure.

Heating and ventilation

The apartment must be ventilated regularly by opening the windows. After showering, the bathroom must be ventilated sufficiently. The heating must be switched off while ventilating.

Smoking

Smoking is prohibited in the apartment, in the stairwell, in corridors and in the basement.

Vehicles and bicycles

Motor vehicles may only be parked in designated or public parking spaces. Walking speed must be observed in garage driveways and parking areas. Bicycles may only be parked at bicycle racks or in the bicycle cellar.

Laundry room and drying room

The laundry room and drying room must be left in proper condition after use. Washing machines and dryers must be kept clean.
